Kitchen Renovations: Increase Value Of Your Home

Of all the different ways you can raise the value of your home, updating the kitchen is one of the most effective. Whatever investment you make in a well-equipped, modern kitchen is bound to pay off handsomely when you come to sell your house or apartment.Â
While there are many things you can do to upgrade your kitchen, these are a few basic concepts:
Colors
The color scheme plays an important part in determining how upscale your kitchen will appear. These days, earth tones and other neutral colors such as cream, gray or gold are your best bet for a classy, sophisticated look. If you have wood floors or cabinets, the current fashion is for pale to medium colored finishes. Brushed steel is also a popular material that adds a modern, ‘expensive’ touch if used for fittings such as range hoods. In a spacious kitchen, an island counter is both practical and attractive. Instead of matching the island exactly to the countertops, you could try a co-ordinating material such as butcherblock or granite, though.Â
Cabinets
Although kitchen cabinets can be pricey, new ones can instantly transform the room and make a wonderful impression on potential home buyers. If possible, have custom cabinets built to fit your kitchen exactly. If this is out of your price range, you can also get nice, reasonably-priced cabinets at Lowe’s or Home Depot.
Appliances
In the past few years we have seen a lot of new innovations from high-end appliance manufacturers such as Sub-Zero, Thermador, Viking and Wolf. Producers of more affordable brands have taken a leaf out of their book and are now launching more high-tech offerings too. Rather than a traditional range with one oven and four rings, people are increasingly buying one with two ovens and six rings. For the ultimate in adjustable burners, Wolf has brought out a gas range with two-level rings. The upper ring burns very hot, while the one below keeps food warm without cooking it further. The two can be used together for supreme heat control.Â
Special Touches
In a home that is suitable for a large household or lot of entertaining, installing two dishwashers or ranges will definitely add to the wow factor, on top of the practical advantages. Other exclusive features that make a kitchen that little bit special include built-in chopping blocks and marble pastry tables. A bar area with its own refrigerator, sink and cabinets for bottles and glasses is also a nice addition. Built-in microwaves are pretty standard nowadays, as are warming drawers.Â
When you are replacing the sink, think about putting in a pot filler spigot. This is a long-necked faucet that gives you room to fill a large stockpot without having to tilt it, and then swings out of the way so you can lift the pot out. If you fit a spigot above the stove, or get an extendable model that reaches far enough from the sink, you can even fill your cooking pans while they are sitting on top of the burners.Â
By improving your kitchen you add a lot of value and prestige to your home. You will also create a more pleasant and practical environment to enjoy before you sell the house.
